Kirkby Cavity Wall Insulation Removal and Inspection

Kirkby’s brick houses were built fast and many were filled later. When that fill starts holding water, we check it, extract it and show you the evidence.

If your Kirkby home has damp, cold or mouldy walls that appeared after cavity insulation was installed, we can inspect the cavity and extract failed material. We cover L32 and L33, including the older estates and newer streets, and we always confirm the wall is actually a cavity before recommending anything.

A town built quickly, filled later

Kirkby expanded at speed in the 1950s and 1960s as an overspill town for Liverpool families. Thousands of houses went up in a short time, and the standard of workmanship inside the cavities varied. Mortar droppings, half-bricks and debris left at the base of a wall were not unusual in that period, and they matter once insulation is added, because they give water a route from the outer leaf to the inner one.

Decades later, many of these homes were insulated through landlord upgrade programmes or energy-company schemes. Some installs have been fine. Others were blown into walls that already had defects, and those are the ones that tend to end up with wet plaster.

Tell-tale signs in a Kirkby property

  • Black mould on a gableParticularly on end-terrace and semi-detached side walls with no shelter.
  • Tide marks after a stormDamp that grows after heavy rain and fades in dry spells points to water coming through the wall.
  • Cold bands near the ceilingSettled fibre leaves an empty strip at the top of the cavity.
  • Salts on the plasterA white, powdery bloom can show water carrying salts through from the brickwork.

None of these prove the insulation is to blame on their own. That is why we measure and look inside before quoting.

What we do on site

A visit starts outside. We look at the pointing, the condition of the bricks, sills, gutters and downpipes, and any render. Inside, a moisture meter shows where the wall is wettest. Then a small hole in a mortar joint gives the borescope a view of the fill and the condition of the cavity. You get a plain explanation of what we found and, if extraction is justified, a written quote.

The removal itself is a specialist job involving working at height and taking bricks out of a load-bearing wall, so it is not something to try yourself. Our cavity wall extraction page describes the equipment and method, and if the fill is visibly soaked you may find our page on wet cavity insulation removal useful.

After the cavity is clear

Once the material is out, we make sure the base of the cavity is free of rubble, check it again with the borescope from several points and rebuild the openings. The underlying cause — often tired pointing or a blocked gutter — still needs attention, otherwise rain will keep reaching the inner leaf. Allow the walls time to dry before replastering or repainting.

Kirkby homes we visit are often on the same routes as Maghull and West Derby, so getting a visit booked is rarely difficult.

Frequently asked questions

Is my Kirkby house even a cavity wall?

Most brick houses built in Kirkby from the 1950s onwards have a cavity, but not all. Some homes from that era used concrete or other system-built construction. A quick look at the brick bond and a borescope check will settle it. If it is not a masonry cavity, we will not recommend extraction.

Which wall usually gets wet first in Kirkby?

Generally the one facing south-west, because that is the direction most rain-bearing wind arrives from. End-of-terrace gables are also vulnerable since they have no neighbour sheltering them. Mould behind furniture on those walls is a common first sign.

Can you just remove insulation from the one bad wall?

Often, yes. If the borescope shows that only one elevation is wet or slumped, partial extraction can make sense. We will check the other walls too, because fill that is fine today may be heading the same way, and we explain the trade-off clearly in the quote.

Will removing the fill make my Kirkby house colder?

An empty cavity insulates less well than dry, working fill. However, saturated insulation does very little anyway, and wet walls lose heat faster. Many owners notice the rooms feel less chilly once the walls dry out. You can consider refilling with a suitable material once the cause is fixed.

Can you check if my walls are covered by a CIGA guarantee?

We cannot check that on your behalf, but you can contact CIGA directly with your address to see whether an installation was registered. If it was, ask them how to raise a claim before any work begins, as they may want to inspect first.
